Who Sets My Property Value?

The Township of Russell does not set your property value. Property values in Ontario are assessed by the Municipal Property Assessment Corporation (MPAC).

The Township uses MPAC’s assessment value and applies the municipal tax rate to calculate the amount of taxes you pay.

As a property owner, you will receive notices from MPAC about your property’s assessed value. If you want MPAC notices sent to a different mailing address, you can update your information directly with MPAC at mpac.ca.

Newly Built Homes

Property assessments work differently for newly built homes.

1. MPAC first assesses the value of your land. Your property tax bill will be based on the land value only.
2. When your home is assessed, you will receive a supplemental tax bill adding the house value since occupancy.
3. The following year, the land and house values are combined into one property tax bill.
